In the UK, Energy Performance Certificates (EPCs) are an essential part of buying, selling and renting homes. But what is an EPC rating?

What is an EPC?

Much like the multi-coloured sticker on new appliances, Energy Performance Certificates (EPCs) tell you how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient). EPCs let the person who will use the building know how costly it will be to heat and light, and what its carbon dioxide emissions are likely to be.

The EPC will also state what the energy-efficiency rating could be if improvements are made, and highlights cost-effective ways to achieve a better rating. Even if you rent your home, some improvements noted on the EPC may be worth implementing, such as switching to more energy-efficient light bulbs.

EPCs are valid for 10 years from when issued.

How important it is to have a high EPC rating

To first sell a property, you must have an EPC by law. The EPC rating can also make it much easier to compare between energy efficient houses.

Having a home at a lower rating can put off potential buyers at just a glance. If this is the case with your property, taking out a new up-to-date EPC will allow you to find out what you need to do to improve the energy efficiency of your home.

Once you’ve made the improvements, it’s a good idea to have a new survey done to reflect these changes.

As of April 2018, landlords in England and Wales are required by law to get an EPC rating of band E or above to let their properties to new tenancies or renewals.
